Space To Be You is Hackney’s largest therapy centre, with 20 private, soundproofed therapy rooms to rent in Hackney, all with their own unique feel.

We are located on the first and second floors of the Mare Street Wing, a quiet building on the site of Joseph’s Hospice on Mare Street, E8 4SA.

We believe therapy room rental should be made easy and we aim to create the perfect environment for psychotherapy, counselling, bodywork therapies, alternative therapies and supervision.

We’re open seven days a week from 7am to 10pm, with no lengthy contracts, just flexible blocks designed around how a private practice actually works.

Space To Be You was founded by Izabela Hunter, a well-known BACP and UKCP accredited Child, Adolescent and Adult psychotherapist with eight years’ experience running a private practice in London.

Having rented therapy rooms herself, she built the centre around what practitioners and clients genuinely need, and what was missing from other spaces she had visited.

Our prices include fast WiFi, client waiting areas, toilet facilities, tissues, tea, coffee, and self-catering kitchen access. No hidden extras.

Every consulting room at Space To Be You has been designed by a practising psychotherapist, with guidance from an interior designer and architect.

No two rooms are identical, and each has its own layout and character, so you can find the space that suits your practice and your clients’ comfort.

Children’s play therapy rooms – Four of our rooms are specially designed for play therapy and have sand trays and toy shelves. These rooms can be used for working with children and adolescents, as well as adults.

Couples / family rooms – several rooms accommodate couples, families, or small supervision and group therapy sessions, with large sofas and pouffes for additional seating.

Hypnotherapy and relaxation room – features an LC4 chaise longue. Ideal for hypnotherapy, mindfulness or somatic work.

Two massage treatment rooms – professional massage tables, couch roll, face hole covers provided in the price. If you’re looking for a massage room to rent in Hackney, these are purpose-built for you.

Many counselling rooms have garden views. All rooms are on the first or second floor.

Getting set up is straightforward:

2. Come and view the rooms – we invite all prospective therapists to view before committing, so you can see which room might suit you and your clients.

3. Choose your block – let us know your preferred block: morning, afternoon, evening, 2, 3 or 5 hour block. Your contract starts once you’re set up.

4. Your profile goes live – we build your profile page on our website to attract new client enquiries from Hackney and North East London.

5. Access the booking system – you get access to Skedda to see your regular block and book ad hoc sessions at any time.

Private therapy practice doesn’t always follow a predictable schedule, especially when you’re growing, changing, or managing a variable client load.

Our standard therapy room rental in Hackney operates on a rolling monthly contract which offers the stability of a regular slot, without being locked into a contract for months.

If you prefer the security of a longer arrangement, fixed-term contracts are also available.

All practitioners must be qualified, insured, and registrered or accredited to a recognised professional UK body such as BACP, UKCP, BPS, FHT, CNHC, or equivalent.

Trainee therapists permitted to practise are also welcome, and their profiles are clearly marked as trainees. All trainees are insured and have a supervisor.

Please note: Our rooms are not suitable for beauty therapies or acupuncture.

The Mare Street Wing is a recently refurbished Victorian building of real character that once housed the hospice’s nurses’ quarters.

It is separate from the main Hospice building and is a calm, professional setting that feels distinctly different from a standard office block.

This gives you the flexibility to see clients at early-morning, daytime, evening, and weekend appointments, and to also fit the schedules of working clients who can’t attend during standard office hours.

How much does it cost to rent a therapy room in Hackney?
At Space To Be You, therapy room hire in Hackney starts from £9 per hour for block bookings.

All rates include WiFi, client waiting room, kitchen, and toilet facilities.

We are currently offering 20% off the first two months on five hour blocks, as well as an introductory two hour block for first time therapists.

Are the therapy rooms soundproofed?
Yes. Our consulting rooms are built with thick concrete internal walls and insulated doors, providing a high level of sound insulation between rooms.

Client confidentiality is central to how the space is designed. You can speak freely without concern about being overheard from adjacent rooms or corridors.

Do I need a long-term contract to rent a room?
No. Our standard therapy room rental is on a rolling monthly contract and you can cancel with one calendar months’ notice at any time.

Fixed-term contracts are also available if you prefer longer-term security. All block-booking therapists also have access to ad hoc hourly bookings through our online Skedda system.

Are the therapy rooms suitable for massage and bodywork?
Yes. We have one dedicated treatment room equipped with a hydraulic massage table, ideal for massage therapists, osteopaths, and bodywork practitioners.

We also have a hybrid treatment/talking therapy room with a portable treatment table when the main treatment room is booked.

Our rooms are not suitable for acupuncture or beauty therapies.

What is included in the therapy room hire rate?
All room hire includes: high-quality WiFi, intercom, client waiting rooms, toilet facilities, tissues, adjustable lighting, writing desk, storage cupboard, and access to a staff kitchen with free tea, coffee, sweets and biscuits. There are no hidden extras in the room rate.

Can I receive client referrals through Space To Be You?

Do I need to be qualified and insured to hire a room?
Yes. All practitioners must be qualified, insured, and registered or accredited with a recognised UK body. The exception is for trainee therapists who are permitted to use the space provided they are insured and under supervision and their public profiles are clearly marked as trainee.
